Legal authority + market execution
Different responsibilities. One coordinated transaction.
The attorney and REALTOR® serve different professional functions. I do not interpret wills, divorce decrees, court orders or determine who has legal authority to convey property. Instead, I use the legal framework established by counsel and the title company to carry out the real estate side of the transaction.
The attorney's lane
Counsel may advise on legal capacity and authority, probate administration, court orders, settlement terms, ownership disputes, liens or other legal issues affecting the transaction. In a divorce matter, counsel advises the parties regarding their rights, obligations and division of proceeds.
My real estate lane
I evaluate the property's market position, prepare a comparative market analysis, discuss condition and preparation, develop the listing strategy, market the home, manage showings, present offers and coordinate the contract-to-closing process from the real estate side.
When a real estate question becomes a legal question, I send it back to counsel.
Authority, ownership, court orders, probate administration, legal rights and settlement interpretation belong with the attorney. That boundary helps me stay focused on what you referred me to do: handle the property and the real estate transaction professionally.
